Step 3 - Offer

Social Housing (Council and Housing Association Accommodation)

All bids received will be put in priority order to produce a list of eligible applicants for each property advertised. This is based on the band of each applicant, waiting time, and any other eligibility criteria for the property.

If your name is at the top of the shortlist for a property we will contact you, ideally by telephone, and you will normally be invited to view the property. Once you have viewed the property you must decide whether to accept or refuse the offer.

If you decide to refuse the property it will be offered to the next person on the shortlist. You will not normally be penalised for refusing a property and will continue to be able to bid for properties advertised.

If you are offered a property you will not be shortlisted for other properties until you have decided to either accept or refuse the offer.

Some properties will be available only to people in a particular band. Out of everybody in the correct band who bids for these properties the person with the longest waiting time will be successful.

There may be occasions where an offer of accomodation to an applicant is withdrawn, for example, where evidence of unaceptable behaviour comes to light. Unacceptable behaviour may include things like rent arrears in a previous tenancy, serious breach of tenancy conditions, causing nuisance and annoyance to other residents, supplying of false or misleading information or unspent crimnal convictions.

Private rented and shared ownership properties

For private rented and shared ownership accommodation, the list of applicants who have bid for a property is simply passed to the landlord of that property, along with contact details for each applicant. The landlord will then contact applicants as they see fit.

Garages

Garages which are available for rent from Lancaster City Council are also advertised through Ideal Choice Homes. These are available to all residents of the district, whether council tenants or otherwise, to be used for the storage of vehicles only. Interested parties are invited to simply contact the council using the contact information on the garage advert.
